Tampa Shingle Roof Rejuvenation for Roofs With Life Left

For asphalt roofs that have dried out but still keep the weather out. We confirm the roof qualifies, prepare it and treat it on a dry day.

What the treatment does

Asphalt shingles are held together by oils that the Florida sun slowly cooks away. Once enough of that oil is gone, a shingle stops bending with the wind and starts to crack, and the stone granules on its face come loose and wash off in the next downpour.

Our rejuvenator is a plant-based oil, sprayed across the roof and left to soak into the asphalt. It restores much of the lost flexibility. On a roof that is drying but sound, one application typically adds 5 to 7 years of service before replacement is due. It is not a sealant, a coating or a paint, and it leaves no film on the surface.

Signs it is worth a look

If two or more of these sound familiar, an assessment is a sensible next step.

  • The roof is somewhere past its tenth summer.
  • Shingles look washed out or chalky from the curb.
  • Grit piles up at the bottom of downspouts after rain.
  • Corners of a few tabs feel stiff when the wind lifts them.
  • A home inspector mentioned the roof is ageing.

What a treatment visit covers

Each treatment day follows the same routine:

  • A walk of the roof to confirm nothing has changed since the assessment.
  • Drop cloths over planting beds and shrubs along the eaves.
  • Protection for pool cage screens, lanai furniture and parked cars.
  • A gutter check so runoff has somewhere clear to go.
  • Application rate set by how dry your particular shingles are.
  • Hand-sprayed edges near walls, windows and trim.
  • A clean-up and walk-round with you before we leave.

On the day

  1. Morning setup

We arrive early, check the forecast one last time and get the property covered.

  2. Application

The roof is treated section by section at low pressure, sun-facing slopes first.

  3. Wrap-up

Covers come off, the area is checked for overspray and you get a quick summary.

What to expect afterwards

For the first week or two the shingles may look a little deeper in tone as the oil settles in. After that the roof looks as it did, only less brittle. We ring a few weeks later to check in, and you can call us whenever something on the roof catches your eye.

What sets the price

Roof area, pitch and how thirsty the shingles are. A steep, sprawling roof with very dry shingles takes more product and more time than a small, gently sloped one. You get the figure after the assessment, in writing, before anything is booked.

Asked often

How long does a treatment take?
Most homes are done within a morning, depending on roof size and pitch.
Do I need to leave the house?
No. We ask that pets stay inside and windows stay shut while spraying is under way.
Will it fix a leak?
No. Leaks need a repair first. Treatment is for roofs that are still watertight.

Is your roof still a candidate?

The quickest way to know is a short visit. Ring us and we will set one up within a few business days.
