Communities and managers
Tampa HOA and Commercial Shingle Rejuvenation Programs
When dozens of roofs were installed together, they age together. We assess each one and give boards and managers a plan they can budget for.

Why it suits shared properties
Associations and property managers often face the same problem: a whole community of shingle roofs approaching the end of their life at once. Replacing them all is a big capital project. Treating the sound ones first lets the board stagger that spending across several budgets.
We start with an assessment of every building, split them into three groups: treat now, fix a few things and then treat, and plan for replacement. You get a clear summary to take to the board.
Properties we work with
Typical clients include:
- Townhome and villa associations.
- Condominium communities with pitched shingle roofs.
- Property managers with mixed portfolios.
- Churches, offices and small commercial buildings with asphalt shingles.
- Rental communities planning capital spending.
What the program covers
A community program includes:
- A building-by-building assessment with photos.
- A summary grouping roofs by condition.
- Itemized pricing per building.
- A phased schedule if the work is spread out.
- Notice to residents before each work day.
- One point of contact for the board or manager.
- A short report after each phase.
On the day
Assess
Every roof is checked and photographed, building by building.
Plan
We present the findings and a phased plan for the board or owner to approve.
Treat
Work is carried out building by building, with residents notified in advance.
Working around residents
Treatment days are scheduled around the community calendar where possible. Residents get notice ahead of time, cars are moved or covered, and crews keep walkways clear. The aim is for most people to barely notice we were there.
Budgeting for a community
Pricing is per building, so a board can see exactly where the money goes and choose which roofs to treat first. Phasing the work across budget years is common, and we can align the schedule with reserve studies or planned capital spending. Buildings that turn out to be past treatment are flagged early, so they can be planned for replacement rather than discovered by surprise. Managers get one summary document per phase that is easy to share with owners and the board, along with photos of each roof before and after.

- Can the work be phased?
- Yes. Many communities spread it over more than one budget year.
