Roof Soft Washing in Tampa for Streaked and Stained Shingles
Those dark streaks are algae, and they come off with the right cleaner at low pressure. No pressure washer goes anywhere near your shingles.

What the streaks are
The black or green trails on many Tampa roofs are a hardy algae living off the crushed limestone mixed into most shingles. Our warm, wet summers suit it perfectly. It looks bad, holds moisture against the roof and, left long enough, can shorten shingle life.
A pressure washer removes the algae and a good share of the protective granules along with it. Soft washing uses a cleaning solution applied at garden-hose pressure. It kills the growth, lifts the staining and leaves the shingle surface intact.
When washing helps
Washing is worth considering if:
- Dark streaks run down from the ridge, often on north-facing slopes.
- Green patches have appeared in shaded areas.
- Overhanging trees drop debris that stays on the roof.
- You are planning a treatment and the roof is not clean.
- You are getting the house ready to sell.
What we do
A soft wash visit includes:
- Pre-soaking plants and lawn edges below the roofline.
- Covering delicate shrubs and protecting pool screens.
- Applying the cleaning solution at low pressure.
- Allowing time for the solution to work on the growth.
- Rinsing gently where needed.
- Clearing loose debris from gutters.
- Rinsing plants again before we leave.
On the day
Prepare
Planting is watered and covered, and the area under the eaves is cleared.
Wash
The solution is applied slope by slope, working from the bottom up.
Finish
Plants are rinsed again, gutters are checked, and you get a walk-round.
Washing and treatment together
When a roof needs both, washing comes first. The roof then needs several dry days before treatment, so the rejuvenator soaks into clean, dry asphalt. We book both visits together so the gap is planned, not left to chance.
What affects the price
Roof size, pitch and how heavy the growth is. A roof with light streaking on one slope costs less than one with thick growth on every side. Access matters a little too: tight side yards and pool cages take longer to protect. The figure comes after a look at the roof, and washing booked alongside a treatment is quoted as its own line, so you always see what each part costs. Some homeowners choose to wash now and treat later; that works too.
Asked often
- Does staining come off at once?
- Some fades on the day. The rest lightens over the following weeks as rain rinses it off.
- What about the garden below?
- We wet and cover planting before and rinse it again after.
- Can I just book a wash?
- Yes. Washing is available on its own.
