Rejuvenation for asphalt, cleaning and clear sealing for concrete and clay.

We move quickly, then slow down on the roof

Fast where speed helps you, careful where care matters.

  1. A person on the phone

Weekday calls are answered by people who know roofs. Most questions get a real answer before the call ends, and the ones that need a visit get booked on the spot.

  2. Visits without a long wait

Assessments are usually set for within a few business days. If weather pushes a date, you hear from us before the day, not after.

  3. Careful once we arrive

Speed stops at the ladder. The roof gets a thorough check, the yard gets covered, and the treatment goes on only when the conditions are right.

Roof rejuvenation services in Tampa

Eight services in total. Shingle treatment is the core; the rest prepare for it, extend it or cover roofs that need something else.

What happens to an asphalt roof in Tampa

Asphalt shingles start out flexible because of light oils in the asphalt. Year after year the sun bakes them out. The shingle stiffens, then cracks when wind lifts it, and the mineral granules that shield it start washing into the gutters.

Rejuvenation puts plant-based oils back. Shingles regain their give, hold onto their granules longer and keep doing their job. It does not repair leaks or replace what is missing, and it only works on a roof that is still sound, which is why every job begins with a look.

Could treatment work on your roof?

A rough guide before anyone climbs up.

Promising

  • Asphalt shingles somewhere past year ten
  • A faded or chalky look from the street
  • Grit collecting where downspouts empty
  • A dry attic after heavy rain

Not promising

  • Drips, stains or a damp attic
  • Shingles that split when lifted
  • Gaps where shingles have blown away
  • Tile, metal or flat roofing (tile has its own service)

Treating versus replacing

The two are not rivals. One postpones the other, when the roof allows it.

Rejuvenation

A one-day visit on a dry morning. Nothing is torn off, nothing is hauled away and there is no week of hammering overhead. The existing shingles stay put and get back some flexibility, which pushes the replacement date further out.

Replacement

The right call once shingles are cracked through, lifting, missing or leaking. When we see that on a visit, we tell you treatment is off the table and pass along what we found so your roofer starts informed.

Where the number comes from

Every quote comes after the visit, never before. Roof size and pitch set the base, and the dryness of the shingles decides how much product goes down. Washing and small repairs, if the roof needs them, are listed as separate lines so you can see what each step costs and approve them one by one. Nothing gets added on the day.

Why Tampa homeowners call us

Four reasons that come up again and again.

A roofer at work on a residential roof
  1. Reachable when you need us

You call, someone answers, and the visit is booked without a week of phone tag. After the job, the same phone number reaches the same people.

  2. A straight answer on candidacy

If the roof will not benefit, we say so on the visit and explain what we saw. You never pay for a treatment that was not going to work.

  3. A tidy work site

Planting, gutters, pool cages and cars are covered before spraying and checked again before we go.

  4. Care that fits the roof

Asphalt gets rejuvenated. Tile gets cleaned and sealed. Each roof gets the service that suits what it is made of.

How a job runs

Four steps from the first call.

  1. Talk

Five minutes on the phone covering roof age, material and what caught your eye.

  2. Look

An on-roof check of flexibility, granules, flashing and fasteners, explained on the spot.

  3. Prepare

Any washing or small repairs, scheduled ahead of the treatment day.

  4. Treat

Treatment goes down once the forecast is clear and the yard is covered.

Questions Tampa homeowners ask

Straight answers to the ones that come up most.

What exactly is roof rejuvenation?
A spray-applied, plant-based treatment that soaks into aging asphalt shingles and restores some of the oils the sun has baked out. The shingles bend again instead of cracking and hold their protective granules longer.
Does roof age rule treatment out?
Not on its own. We judge the shingles, not the install date. Some roofs past twenty still bend nicely; some at ten are already brittle and cracking.
What does the assessment involve?
Someone walks the roof, lifts a few tabs to test flexibility, checks granule cover, and looks at flashing, vents and nails. You get the findings and any recommendations before we leave.
Will treatment change how my roof looks?
Shingles can look slightly richer for a few weeks. The color does not change, and nothing glossy is left on the surface.
Rain the next afternoon: a problem?
Once the product has had several dry hours to absorb, rain is not a problem. We plan treatment around the forecast and reschedule if storms look likely the same afternoon.
My roof has black streaks. Treat first or clean first?
Clean first. Growth on the surface blocks the product from reaching asphalt, so we wash gently, let the roof dry for several days, then treat.
Does a treated roof help with insurance or a sale?
It can make a sound, older roof present better, and you will have a record of the work. What an insurer or buyer makes of it is up to them, so no outcome is promised.
What weather do you need?
A dry spell with no rain forecast for several hours after application. In the wet season that usually means a morning start.
Is it safe around kids, pets and the garden?
The product is plant-based. We still cover planting along the drip line. Keeping dogs and cats indoors during spraying is the one request we make.
