Tampa Roof Assessments That End With a Clear Answer

Before anything is sprayed, someone climbs up, tests the shingles by hand and tells you what they found, in plain words, before leaving.

Why we look before we quote

Roofs installed the same year rarely wear at the same pace. Shade, attic ventilation, the original install and every storm since all leave their mark. A photo or an age on paper cannot tell you whether shingles will respond to treatment, so we go up and check.

The assessment answers three questions: can this roof be treated, does anything need doing first, and what will it cost. Sometimes the honest answer is that the roof is past helping, and you hear that on the visit too, plus the evidence from the roof behind that view.

When to book one

An assessment makes sense if:

  • You have spotted fading, streaks or loose grit.
  • The roof is old enough that you have started wondering about replacement.
  • You are buying or selling and want a clear read on the roof.
  • A storm has passed and you would like someone to look it over.
  • You simply want to know how much life the roof has left.

What we check

Every assessment covers:

  • Flexibility, tested by gently lifting tabs on several slopes.
  • How much granule cover is left, especially on sun-facing sides.
  • Algae, lichen or staining that would need washing first.
  • Flashing around chimneys, walls and skylights.
  • Pipe boots, vents and any exposed nail heads.
  • Signs of past repairs or patched areas.
  • Gutter condition and drainage at the eaves.

On the day

  1. Arrive and ask

We start with a few questions about the roof's history and anything you have noticed.

  2. Climb and test

The check itself usually takes under an hour on a typical home.

  3. Talk it through

You hear the findings in person, and a priced plan follows if treatment makes sense.

What you are left with

A clear picture of the roof, whatever you decide to do next. If treatment fits, the price lists each step separately: washing, repairs and the treatment itself. If the roof is not a candidate, you know why, and you can take that information to a roofer of your choosing.

How it is priced

Ask about the assessment fee when you call; we will tell you up front. What you get for it is a proper look at the roof, not a sales visit. If you go ahead with work, the plan that follows lists every step on its own line so you can approve all of it, part of it or none of it.

Asked often

Do I have to be home?
It helps, but it is not required. We can call you with the findings.
How soon can you come?
Usually within a few business days, weather allowing.
Am I committed to anything?
No. The assessment tells you where things stand. What happens next is your call.
